Covenant Violation Procedure
Question:
How do I report a covenant violation?
Answer:
1. Call or email Cadmus Properties 2. Report exact address of covenant violation 3. Report nature of covenant violation 4. Leave your name, address and phone number (This information will be kept strictly confidential)

Question:
What is the Covenant Violation Letter Procedure?
Answer:
1. First violation letter, owner has 30 days to correct violation 2. Second violation letter for same covenant violations, owner has two weeks to correct violations 3. Third violation letter for same covenant violation, owner has one week to correct violations 4. Should owner fail to correct violations in allotted time period, account will be turned over to the VPCA attorney IT WILL BE THE RESPONSIBILITY OF THE OWNER TO CONTACT CADMUS PROPERTIES IF MORE TIME IS REQUIRED TO CORRECT THE VIOLATIONS

Village Park Association Rules Definitions
Question:
Why are there association rules?
Answer:
The Village Park Association Rules are intended to clarify and to better define the Village Park Community Association Protective Covenants. The Association Rules are in no way intended to be a complete set of Covenants, but are an addition to the Covenants. Please consult the 'Village Park Declaration of Protective Covenants' for a complete set of Covenants.

What is a chattel?
Answer:
Those kinds of personal property that are movable and may be possessed

Answer:
Structurally sound, physically safe and visibly inoffensive to residents view, the view of neighboring lots or the general public

Those persons residing temporarily for no more than 45 days in any calendar year

No significant work progress accomplished for a six month period

Land Classifications and Applicable Restrictions
Question:
What are the land classifications and applicable restrictions?
Answer:
Any part of the exterior of an existing improvement or any other exterior work which has a cost exceeding $1,000.00 must first obtain approval of the Design Committee

How do I obtain the approval of the Design Committee?
Answer:
First you must contact the City & County Building Department at 523-4505, to determine if a building permit must be obtained

What documents do I need to submit?
Answer:
Detailed plans (2 copies), plot plans (2 copies) and a large self addressed stamped envelope with sufficient postage shall be submitted to the Designs Committee for approval.

Do I need to notify the lessor of any improvements? (Leasehold Property)
Answer:
Regardless of cost of construction, owners are responsible for notifying Lessor (Robinson Estate) of any improvements to property. (Does not apply to fee simple lands)

How long is my Design Committee approval valid?
Answer:
The design committee approval remains valid for one year. Work shall commence and be completed in a timely manner

Question:
What happens to reported abandoned work?
Answer:
The association may take reasonable steps to ensure that abandoned work is completed, with all costs and expenses incurred in connection with the completion charged to the owner. Abandoned work is defined as 'no significant work progress accomplished for a six-month period'

Design committee must approve use of second hand materials for construction purposes

Exterior Additions, Modifications and Alterations Guidelines
Question:
What are some general exterior regulations?
Answer:
No reflective finishes, such as mirrors or reflective tinted window coverings shall be used on exterior surfaces visible from neighboring property (Exceptions: clear glass and hardware fixtures). No gas tanks (propane, LP, bottled gas, etc.) shall be visible from neighboring property. No aluminum, plastic or canvas awnings shall be erected so as to be visible from a street. Temporary awnings shall be permitted for special occasions.

Question:
What if I want to add an antenna to my home?
Answer:
No TV or radio antennas shall be erected on the roof of any dwelling. No antenna structures mounted on the exterior of a dwelling shall be erected prior to Design Committee approval

Question:
What about outside exterior structures?
Answer:
If visible from neighboring property or streets, no accessory structures, such as playhouse, shed, storage bins, dog kennels or other animal enclosures shall be permitted unless painted in a color or colors complimentary to the main dwelling. No such accessory structures visible from neighboring property or streets shall be permitted to be made out of plastic, chicken wire, or unpainted reflective materials. Design committee approval is required for accessory structures.

What about rain gutters?
Answer:
Rain gutters must be square and of a matching type of the entire dwelling. Copper gutters of any shape shall be permitted, copper gutters shall not be painted. Gutters and accessories must be of the same color

What about temporary awnings/tents?
Answer:
Awnings may be erected no earlier than 24 hours prior to the occasion and must be removed within 48 hours after the occasion
